Painting Estimate Red Flags (and Green Flags)
Most painting disasters announce themselves in the estimate — if you know what to look for. Here are the red flags that should make you walk away, and the green flags that mark a Dallas painter worth hiring.
Red flag: the vague quote
One line — 'Paint house: $X' — with no breakdown of prep, products, coats, or scope. You have no idea what you're buying, and neither does the painter. Detailed written scope is the bare minimum of professionalism.
Red flag: the big deposit
Large upfront payments (half or more) are a classic warning sign. Standard practice is a modest deposit with the balance due on completion — after your final walkthrough. Anyone demanding most of the money before starting deserves scrutiny.
Red flag: no insurance, no references
No proof of liability insurance, no local references, no physical presence in the Dallas area, pressure to 'sign today for a discount' — each alone is concerning; together they're disqualifying.
Green flags: the pro checklist
Detailed written estimate. Clear prep process explained unprompted. Specific products named. Proof of insurance offered. Local references given freely. Realistic schedule, not 'we can start tomorrow and finish by Friday' on a whole house. These painters exist — hire them.
